Ingredients:

  1. In a large bowl cream together butter, sugar, and Splenda. Add egg, then egg whites, beating after each addition. Beat in the sour cream, applesauce, and vanilla. Combine the flours, baking powder, baking soda, and salt; stir into butter mixture just until blended.
  2. Pour half of the mixture into a 9 x 13 pan coated with cooking spray. Combine the cinnamon and sugar for the topping. Sprinkle half over the batter. Top with half of the chocolate chips.
  3. Gently top with remaining batter; spread evenly. Sprinkle with remaining cinnamon and sugar; sprinkle with remaining chocolate chips.
  4. Bake at 350 for 20 - 25 minutes or until a toothpick comes out clean. Cool on a wire rack.
